Your association's website, owner portal and app, in one place.
CondoHOA.app gives Florida associations a secure portal for owners and tenants, a document library organized the way Florida law lists it, and an app they install on their phone. When a unit sells or rents, we can also run the credit and background screening. Set up and supported by RazPro Business Solutions.
Owner portal
Annual owners' meeting: notice and agenda posted
Florida's website rule now reaches smaller associations
Florida law requires many associations to keep official records on a website or app, with a protected section only owners and staff can open. A platform run by a third-party provider counts, as long as the association has its own dedicated portal on it.
Condominiums
Required since January 1, 2026 (the threshold used to be 150 units).
Fla. Stat. § 718.111(12)(g) →Not required, still worth it
Below those sizes there's no legal mandate, but owners still expect one place for documents, notices and meeting recordings.
Everything an association needs to keep owners and tenants informed
Secure owner portal
Owners and association staff log in to a protected area the general public can't see. Owners who request access in writing get their own login.
Document library by category
Folders that follow the list of records Florida law asks associations to post, so boards always know where each document goes.
Notices front and center
Meeting notices and agendas sit where owners see them first, in a clearly labeled Notices area.
Meeting recordings
Link each video-conference meeting recording inside the owners-only portal, organized by building.
An app on every phone
Owners add the portal to their home screen on iPhone or Android and open it like any other app. No app store download needed.
Forms and requests
Owners and tenants send requests and submit forms through the portal, and the board or manager sees them in one place.
Tenants included
Tenants get their own login for announcements, rules, forms and requests. The official records section stays limited to owners and association staff, as Florida law describes it.
Buyer and tenant screening
When a unit sells or rents, RazPro runs credit and background reports on the applicants, with their written authorization, so the board can decide with the full picture.
Made for small and mid-size associations
Large associations often buy expensive custom systems. CondoHOA.app gives smaller communities the same tools at a size and price that fits them.
Getting organized
Not required by law, but a simple way to stop emailing PDFs and keep every owner on the same page.
Newly required condos
Associations that became subject to Florida's website rule on January 1, 2026 and need a practical, affordable way to comply.
Growing communities
Larger condos and HOAs with 100+ parcels that want an owner portal without a big custom build.
Up and running without the tech headache

A place for every record condos must post
For condominiums with 25 or more units, Florida law lists the documents that go on the association's website or app, generally within 30 days of receiving or creating them. CondoHOA.app has a home for each.
Plain-language summary of Fla. Stat. § 718.111(12)(g)2. HOAs follow a similar list under § 720.303(4)(b). Protected information must be redacted before posting. This is general information, not legal advice; your association's attorney can confirm what applies to you.

Does a platform like this count for Florida's website requirement?
Florida law allows the association's website or app to be run by a third-party provider, as long as the association has the right to use a page or portal on it dedicated to the association's activities, with a protected section for owners and staff. That's how CondoHOA.app is set up: every association gets its own private space. Posting the required documents on time remains the board's responsibility, and RazPro can take care of the uploads for you as a service.
We have fewer than 25 units. Do we need this?
Not by law. Condos under 25 units and HOAs under 100 parcels aren't required to have a website. Many still want one place for documents, notices and recordings so owners stop asking for the same files, and we welcome associations from 10 units.
Can other associations see our information?
No. Each association has its own separate space, and managers only see the buildings assigned to them.
Can tenants use CondoHOA.app?
Yes. Tenants can have their own login for announcements, rules, forms and maintenance requests. The section with the association's official records stays limited to owners and association staff, which is how Florida law describes that protected section.
Can you screen buyers and tenants?
Yes. If your association approves sales or leases, RazPro can run credit and background reports on the applicants. Applicants authorize the check in writing, and reports are handled under the federal Fair Credit Reporting Act. Any application fee follows your association's governing documents and Florida law.
Do owners need to download an app from the App Store?
No. Owners open the portal in their phone's browser and add it to their home screen. It then opens like a regular app.
Can we use our own domain name instead?
Yes. Associations that want a fully custom, branded portal on their own domain can choose RazPro's white-label portal. CondoHOA.app is the simpler, more affordable option.
Who is behind CondoHOA.app?
CondoHOA.app is a product of RazPro Business Solutions in Sunny Isles Beach, Florida: a Platinum QuickBooks ProAdvisor firm with CAM-licensed professionals and DBPR-approved education for boards and managers.
